Note: These Terms of Use govern how you may access and use the Investza Homes website and digital assets, including advertising landing pages. They supplement and should be read alongside our Privacy Policy and Terms & Conditions. Together, these three documents form the complete legal framework governing your relationship with Investza Homes.

Platform Use & Access

The Investza Homes digital platform includes the primary website at investza.homes, all advertising landing pages and microsites operated by Investza Homes (whether hosted on the same domain or externally), all forms, click-to-call, and WhatsApp contact interfaces operated by us, and any content distributed through our social media profiles and advertising campaigns on Google, Facebook, Instagram, and Microsoft Bing.

Access to our Platform is granted free of charge for the purpose of exploring our real estate services. Investza Homes reserves the right to restrict, suspend, or terminate access for any user who violates these Terms of Use, without notice or liability.

By accessing any part of our Platform, including any advertising landing page you arrive at after clicking a Google, Facebook/Instagram, or Bing advertisement, you agree to these Terms of Use.

Permitted Use

You may use our Platform for the following lawful purposes:

  • Browsing information about real estate services and properties available through Investza Homes.
  • Submitting genuine enquiries and consultation requests.
  • Contacting us via phone, email, or WhatsApp to discuss your real estate requirements.
  • Viewing property listings, project details, and informational content on our website.

You may not use our Platform for any purpose other than those explicitly listed above, or for any purpose that is unlawful, harmful, or likely to bring Investza Homes into disrepute.

Advertising Landing Pages

Investza Homes operates dedicated advertising landing pages for specific real estate projects and developer partners. These landing pages are created and maintained in connection with paid advertising campaigns on Google Ads, Facebook Ads, and Microsoft Bing Ads. The following applies specifically to such landing pages:

3.1 Project-Specific Information

Each landing page is specific to the project being advertised (e.g., The Aurum by 4S Developers, Tulip Melrose by Premium Infratech LLP). The information on each landing page is based on data provided by the respective developer and is accurate to the best of our knowledge at the time of publication.

3.2 Lead Form Submissions on Landing Pages

Submitting your details on any landing page constitutes a lead enquiry. Your data will be processed as described in our Privacy Policy and may be shared with the relevant developer. Submission does not constitute a booking, reservation, or legal commitment of any kind.

3.3 Pricing & Availability Disclaimers

All prices, unit availability, floor plans, and project timelines displayed on landing pages are indicative and subject to change without notice. Final pricing and availability must be confirmed directly with the developer before any decision is made.

3.4 RERA Numbers on Landing Pages

All projects advertised on our landing pages carry RERA registration numbers as applicable. For The Aurum by 4S Developers Pvt. Ltd.: RERA No. 76 OF 2024 (Haryana RERA). For other projects, RERA details are disclosed on the respective landing page or available on request.

Information Accuracy

Investza Homes makes every effort to ensure that information on our Platform — including property descriptions, project details, developer information, pricing ranges, and location details — is accurate, complete, and up to date. However, we do not warrant that all information is free from error, omission, or inaccuracy.

In particular, the real estate market is dynamic and information including prices, unit availability, possession dates, amenities, and project specifications may change without notice. You are strongly advised to:

  • Verify all property and project details independently with the developer prior to making any decision.
  • Review the official RERA project registration details on the Haryana RERA portal (hrera.org.in) before any transaction.
  • Consult qualified legal and financial advisors prior to entering any property purchase agreement.

Any typographical errors, pricing discrepancies, or incorrect information on our Platform do not constitute a binding offer or representation by Investza Homes and may be corrected at any time.

User-Submitted Content

When you submit an enquiry form, contact form, or any communication to Investza Homes through our Platform, you represent that:

  • All information submitted is true, accurate, and current.
  • You are the owner of the contact details provided (phone number, email address) and have the right to provide them.
  • You are not submitting on behalf of a competitor for the purpose of obtaining business intelligence.
  • Your submission is genuine and made in good faith for the purpose of exploring real estate services.

Investza Homes reserves the right to disregard, delete, or not respond to submissions that it reasonably suspects to be fraudulent, spam, or malicious in nature.

Tracking Technologies & Advertising Cookies

By using our Platform, you acknowledge and consent to the use of the following tracking and measurement technologies, which are essential to our ability to operate effective digital marketing campaigns and comply with our advertising platform agreements:

6.1 Google Ads Tags

Our website and landing pages carry the Google Ads Global Site Tag (gtag.js) for conversion tracking and remarketing. This tag communicates with Google's servers to attribute your visit or enquiry to a specific ad campaign and to enable us to serve Google Display and Search ads to users who have previously visited our pages.

6.2 Meta Pixel & Conversions API

Our pages carry the Meta (Facebook) Pixel which records page view, lead, and conversion events. We may additionally use the Meta Conversions API to send server-side conversion signals to Meta. These tools enable us to measure campaign performance, optimise ad delivery, and create Custom Audiences on Meta's advertising platform.

6.3 Microsoft UET Tag

Our website carries the Microsoft Advertising Universal Event Tracking (UET) tag which records conversions and user behaviour for Microsoft Bing Ads attribution and remarketing.

6.4 Your Choices

You may withdraw consent to non-essential cookies and tracking at any time through your browser settings. Opting out of tracking cookies may affect our ability to serve you relevant advertisements but will not affect your ability to use our website. Detailed opt-out options for each platform are described in our Privacy Policy.

Ad Platform Policy Compliance

All advertising conducted by Investza Homes on Google Ads, Meta Ads Manager, and Microsoft Advertising is carried out in compliance with each platform's advertising policies. Specifically:

7.1 Google Ads Compliance

We comply with Google's Advertising Policies, including its policies on real estate advertising, personal data use in advertising, and data security. We do not run ads that make false claims, use deceptive tactics, or target audiences in prohibited ways. Our use of customer match and remarketing lists complies with Google's Customer Match Policy and Personalised Advertising Policy.

7.2 Meta Advertising Compliance

We comply with Meta's Advertising Standards and Community Standards. Our use of the Meta Pixel and Custom Audiences is governed by and complies with Meta's Business Tool Terms. We have a lawful basis for processing personal data shared with Meta and do not include sensitive personal data in custom audience uploads without appropriate safeguards.

7.3 Microsoft Advertising Compliance

We comply with Microsoft Advertising's policies for real estate advertising, which include requirements around honest representation, privacy-compliant audience targeting, and transparent lead collection practices.

7.4 RERA Advertising Compliance

All project advertisements comply with the advertising guidelines of the Real Estate (Regulation and Development) Act, 2016 (RERA) applicable in Haryana. We display RERA registration numbers in our project-specific advertising materials and do not make claims inconsistent with the registered project documentation.

Third-Party Content & Links

Our Platform may contain references to, or links to, third-party websites including developer project websites, RERA portal pages, and regulatory authority websites. Such references are provided solely for your convenience and information. Investza Homes does not endorse, control, or assume any responsibility for the content, privacy practices, or accuracy of any third-party website.

Investza Homes is also not responsible for the availability or content of third-party advertising networks (Google Display Network, Meta Audience Network, Microsoft Audience Network) through which our advertisements may be served.

Accessibility

Investza Homes is committed to making our website and digital assets reasonably accessible to all users, including those with disabilities. We endeavour to follow applicable web accessibility guidelines in the design and maintenance of our Platform. Platform Availability

Investza Homes aims to maintain continuous availability of our website and digital assets but does not guarantee uninterrupted or error-free access. Our Platform may be temporarily unavailable due to scheduled maintenance, technical failures, or circumstances beyond our control (including but not limited to internet outages, server failures, or force majeure events).

We shall not be liable for any loss or inconvenience caused by temporary unavailability of our Platform, including any advertising landing pages.

Linking to Our Website

You may link to our homepage (investza.homes) from a website that is not associated with any unlawful, defamatory, or harmful content, provided that:

  • The link does not misrepresent your relationship with Investza Homes.
  • The link does not imply any endorsement or sponsorship by Investza Homes that does not exist.
  • The link does not frame our website in a way that distorts or alters any content.

Any other linking, including deep-linking, co-branding, or iframe embedding of our content, requires prior written consent from Investza Homes. We reserve the right to withdraw linking permission at any time.

Disclaimer of Warranties

Our Platform is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, Investza Homes disclaims all warranties of any kind, whether express, implied, or statutory, including but not limited to:

  • Implied warranties of merchantability and fitness for a particular purpose.
  • Warranties of non-infringement of third-party intellectual property rights.
  • Warranties regarding the accuracy, completeness, timeliness, or reliability of any information on our Platform.
  • Warranties that our Platform will be free from viruses, malware, or other harmful components.

You use our Platform entirely at your own risk. Nothing in these Terms of Use shall limit any liability that cannot be excluded by law.

RERA Compliance Statement

Investza Homes is a registered channel partner operating under the Real Estate (Regulation and Development) Act, 2016. All projects that we market are RERA-registered under the applicable state RERA authority. We comply with all RERA regulations pertaining to the marketing and advertising of real estate projects, including:

  • Display of RERA registration numbers in all project-specific marketing materials and landing pages.
  • Restricting advertising claims to information consistent with RERA-registered project documents.
  • Not soliciting bookings, advances, or commitments through our website on behalf of developers — all bookings are executed directly with the developer under their RERA-registered terms.
  • Maintaining valid, up-to-date authorisation letters from all developer principals whose projects we market.

Consumers who wish to verify project details may do so through the Haryana RERA portal at hrera.org.in.

Social Media

Investza Homes maintains a presence on social media platforms. Our social media profiles are governed by both these Terms of Use and the terms and conditions of the respective social media platforms. When you interact with our social media content or paid advertisements on these platforms:

  • Your interactions are subject to the privacy policies and community standards of the respective platform.
  • We may collect data from your interactions with our organic posts or paid advertisements as permitted by each platform's terms.
  • We reserve the right to moderate, delete, or report comments or interactions that violate our policies or applicable platform rules.
  • Social media communications are not the appropriate channel for formal legal notices or complaints, which should be directed to info@investza.homes.

Communications Consent

By submitting your contact details through our website, landing pages, or advertising lead forms (including Google Lead Form Extensions, Meta Instant Forms, and Microsoft Advertising lead capture), you expressly consent to receive communications from Investza Homes and/or the relevant developer partner through any or all of the following channels:

  • Phone calls (including from saved and unsaved numbers)
  • WhatsApp messages
  • SMS messages
  • Email communications

This consent is provided in your capacity as a person who has voluntarily requested information about real estate services and supersedes any prior registration on the National Do Not Call (DNC) Registry, as permitted under TRAI regulations for solicited communications.

You may withdraw your consent at any time by notifying us at info@investza.homes with the subject line "Opt-Out Request." We will process your opt-out within 7 business days.

Governing Law & Jurisdiction

These Terms of Use shall be governed by the laws of the Republic of India. Any disputes arising from these Terms of Use or your use of our Platform shall be subject to the exclusive jurisdiction of the courts at Gurugram, Haryana, India, subject to the dispute resolution mechanisms described in our Terms & Conditions.

If any provision of these Terms of Use is found to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.
