Investza Homes is a proprietary real estate consultancy and channel partner business owned by Nishant Narula, registered under Indian law with GSTIN 06AEIPN1259G1ZJ, with its principal place of business at 514, AIPL Joy Street, Sector 66, Gurugram, Haryana – 122101, India.
Investza Homes operates as an authorised channel partner for leading real estate developers in the Delhi NCR region, including but not limited to 4S Developers Pvt. Ltd. and Premium Infratech LLP. We market, promote, and generate enquiries for RERA-approved projects through digital and offline channels.
Acceptance of Terms
By accessing or using the Investza Homes website (investza.homes), any associated landing page, or any other digital asset operated by us (collectively the "Platform"), you confirm that:
- You are at least 18 years of age and legally competent to enter into a binding agreement.
- You have read, understood, and agree to these Terms & Conditions in their entirety.
- You consent to the collection and use of your personal data as described in our Privacy Policy.
- If you are accessing on behalf of a company or legal entity, you represent that you have the authority to bind that entity to these Terms.
Submitting an enquiry form, clicking on an advertisement, or calling/messaging us constitutes your acceptance of these Terms.
Our Services
Investza Homes provides the following real estate advisory and facilitation services:
3.1 Residential Advisory
Consultation, shortlisting, and facilitation for the purchase of luxury apartments, villas, penthouses, and independent floors in Gurugram and the broader Delhi NCR region.
3.2 Commercial Advisory
Guidance on the acquisition of Grade-A commercial spaces, office floors, retail units, and business parks.
3.3 Investment Advisory
Portfolio strategy, financial analysis, acquisition structuring, and exit planning for real estate investments. Please note that all investment-related inputs provided by Investza Homes are for informational and advisory purposes only and do not constitute SEBI-regulated investment advice.
3.4 NRI Property Services
End-to-end facilitation including legal compliance, FEMA advisory referrals, property management coordination, and repatriation guidance for Non-Resident Indians.
3.5 Channel Partner Services
As an authorised channel partner, we market, promote, and generate leads for RERA-approved real estate projects on behalf of developer principals, subject to valid authorisation letters and channel partner agreements in force at any given time.
Channel Partner Relationship & Developer Disclosures
Investza Homes acts as an independent channel partner and is not an agent, employee, or representative of any developer. Our channel partner relationships are governed by separate agreements and authorization letters issued by the respective developers. Key disclosures:
4.1 4S Developers Pvt. Ltd.
Investza Homes is an authorised channel partner of 4S Developers Pvt. Ltd. for the project The Aurum, Sector 59, Gurugram (RERA Number: 76 OF 2024). This authorization was issued on 19 February 2026. Investza Homes operates as an independent entity on a principal-to-principal basis and 4S Developers Pvt. Ltd. assumes no responsibility for any representations made by Investza Homes that are inconsistent with official project documentation.
4.2 Premium Infratech LLP
Investza Homes is an authorised channel partner of Premium Infratech LLP (LLP Identification No. ACC-8489) for the project Tulip Melrose and associated developments. This authorization was issued on 20 February 2026 and is valid through 31 December 2026. Investza Homes is specifically authorised to run Google Ads and digital advertising campaigns on behalf of Premium Infratech LLP for the above projects.
4.3 Other Developer Partnerships
Investza Homes may enter into additional channel partner agreements with other developers from time to time. Any project marketed by us is subject to the RERA approvals, terms, and conditions of the respective developer.
Disclaimer: Investza Homes is an independent channel partner. We are not a developer, builder, or constructor. We facilitate introductions, enquiries, and consultations. Any transaction, booking, or agreement is entered into directly between the buyer and the developer.
Enquiry & Lead Submissions
When you submit an enquiry through our website, landing pages, or advertising forms (including Google Lead Form Extensions, Facebook Instant Forms, or Microsoft Advertising lead forms), you acknowledge and agree to the following:
- The information you provide is accurate and complete to the best of your knowledge.
- You consent to being contacted by Investza Homes and/or the relevant developer partner(s) via phone, WhatsApp, email, or SMS in response to your enquiry.
- Your enquiry details may be shared with the developer whose project you have expressed interest in, for the purpose of following up on your enquiry.
- Submitting an enquiry does not constitute a reservation, booking, or commitment of any kind and confers no rights over any property.
- You may receive follow-up calls, messages, or emails even if your number is registered on the National Do Not Call (DNC) Registry, as your submission constitutes explicit consent to be contacted regarding your real estate enquiry under applicable TRAI regulations.
Digital Advertising Campaigns
Investza Homes runs paid advertising campaigns on Google Ads, Facebook Ads (Meta), and Microsoft Bing Ads. All advertising conducted by us complies with the advertising policies of the respective platforms and applicable Indian law. By interacting with our advertisements:
6.1 Ad Content
All claims made in our advertisements are based on information provided by the developer principals and are accurate to the best of our knowledge at the time of publication. However, property specifications, pricing, availability, launch dates, and other details are subject to change without notice. Please verify all details directly with the developer before making any decisions.
6.2 Lead Generation Advertising
We use Google Lead Form Extensions, Facebook Instant Forms, and Microsoft Advertising lead capture tools. By submitting your details through these ad formats, you consent to being contacted by Investza Homes and agree that your data will be processed as described in our Privacy Policy.
6.3 Remarketing
We use remarketing lists to serve advertisements to users who have previously visited our website or engaged with our content. You may opt out of remarketing as described in our Privacy Policy.
6.4 Ad Performance Data
We use conversion tracking across all advertising platforms to measure the effectiveness of our campaigns. This may involve sharing hashed data with Google, Meta, and Microsoft. Such sharing is governed by the Data Processing Addenda of each platform.
No Guarantee of Property Availability or Investment Returns
Investza Homes does not guarantee:
- The availability of any specific property, unit, or project at the time of your enquiry or visit.
- That the price, specifications, amenities, possession timeline, or any other detail of any project will remain unchanged.
- Any specific return on investment, rental yield, capital appreciation, or financial outcome from any property.
- The completion or delivery of any project by a developer. Project completion is solely the responsibility of the developer.
All information relating to properties, projects, pricing, and timelines is provided for informational purposes and should be independently verified with the developer and your legal and financial advisors before making any purchase decision.
Fees & Brokerage
Investza Homes is compensated through brokerage fees or channel partner commissions paid directly by the developer. Unless explicitly stated in a written engagement agreement, Investza Homes does not charge buyers or investors any advisory fees for our standard consultation and facilitation services.
In cases where a separate advisory or retainer agreement is entered into with a client, the fees, scope, and terms of such engagement will be governed by that written agreement, which will take precedence over these general Terms & Conditions in the event of any conflict.
All applicable taxes including GST (GSTIN: 06AEIPN1259G1ZJ) shall be charged as per prevailing tax laws on any taxable services rendered by Investza Homes.
Intellectual Property
All content on the Investza Homes website, including but not limited to the brand name, logo, text, graphics, photographs, layout, design elements, and code, is the exclusive intellectual property of Investza Homes or is used with the permission of the respective rights holder.
You may not copy, reproduce, modify, distribute, publish, transmit, or create derivative works from any content on this website without prior written consent from Investza Homes. Any developer branding, project names, RERA numbers, and marketing materials used on our website or advertising assets remain the intellectual property of the respective developer and are used with their authorisation.
Prohibited Conduct
By using our Platform, you agree not to:
- Submit false, inaccurate, or misleading information in any enquiry or contact form.
- Use our Platform for any unlawful, fraudulent, or abusive purpose.
- Attempt to gain unauthorised access to any part of our website, systems, or data.
- Use automated tools (bots, scrapers, crawlers) to extract data from our website without written permission.
- Submit multiple fraudulent or spam enquiries to manipulate our lead management systems.
- Impersonate any person or entity, including Investza Homes, any developer, or any other party.
- Post, transmit, or share any defamatory, abusive, or unlawful content through any communication channel with us.
- Interfere with or disrupt the integrity or performance of our website or advertising systems.
Limitation of Liability
To the maximum extent permitted by applicable law, Investza Homes and its proprietor, Nishant Narula, shall not be liable for:
- Any direct, indirect, incidental, special, or consequential loss or damage arising from your use of, or inability to use, our Platform.
- Any loss arising from reliance on information provided on our website or in our advertising, including property details, pricing, or availability.
- Any loss arising from the actions, omissions, delays, or defaults of any developer, contractor, or third party.
- Any loss of profits, business, revenue, goodwill, or anticipated savings.
- Any failure, interruption, or downtime of our website or digital advertising systems.
Our total aggregate liability to you for any claim arising out of or relating to these Terms, our services, or your use of our Platform shall not exceed the amount of any advisory fee paid by you to us in the preceding 12 months. Where no fee has been paid, our liability is limited to ₹10,000 (Indian Rupees Ten Thousand).
Indemnification
You agree to indemnify, defend, and hold harmless Investza Homes, its proprietor, employees, agents, and authorised representatives from and against any and all claims, liabilities, damages, penalties, losses, and expenses (including reasonable legal fees) arising out of or relating to:
- Your breach of these Terms & Conditions.
- Your violation of any applicable law or regulation.
- Any false or misleading information provided by you to Investza Homes.
- Any misuse of our Platform, services, or advertising materials.
Dispute Resolution
13.1 Good Faith Negotiation
In the event of any dispute, controversy, or claim arising out of or relating to these Terms or our services, the parties shall first attempt to resolve the matter in good faith through direct negotiation for a period of 30 days from the date of written notice of the dispute.
13.2 Mediation
If the dispute cannot be resolved through negotiation, either party may refer it to mediation under the Mediation Act, 2023 (India) before a mutually agreed mediator.
13.3 Arbitration
If mediation fails, any dispute shall be finally resolved by binding arbitration under the Arbitration and Conciliation Act, 1996 (India), before a sole arbitrator mutually appointed by the parties. The seat and venue of arbitration shall be Gurugram, Haryana. The language of arbitration shall be English.
13.4 RERA Jurisdiction
For disputes specifically relating to RERA-registered projects, the jurisdiction of the Real Estate Regulatory Authority of Haryana shall apply in addition to the above dispute resolution mechanisms.
Governing Law
These Terms & Conditions shall be governed by and construed in accordance with the laws of the Republic of India. Subject to the dispute resolution provisions above, the courts at Gurugram, Haryana shall have exclusive jurisdiction over any dispute arising out of or relating to these Terms.
Amendments
Investza Homes reserves the right to modify, update, or replace these Terms & Conditions at any time at its sole discretion. Changes will be effective upon posting the revised Terms to this page with an updated "Last Updated" date. Your continued use of our Platform following any changes constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.
